GMDC Brownsville Industrial Center / Bridge Rockaway Video

 

On April 29, 2026, the Urban Land Institute (ULI) New York hosted its 10th Annual Awards for Excellence in Development, recognizing projects across the public, private, and nonprofit sectors that demonstrate excellence in development and community impact throughout New York State.

The GMDC Brownsville Industrial Center / Bridge Rockaway was recognized as a finalist in the mixed-use category. Developed in partnership with The Bridge, the project combines affordable and supportive housing with dedicated light manufacturing space, with GMDC operating the industrial component to support small businesses and job creation in Brownsville.

CHPC’s 65th Annual Luncheon: Impact for Community Investment Award Video

 

On April 23, 2025, CHPC hosted its 65th Annual Luncheon, bringing together supporters and members of New York’s housing and planning community to recognize the impactful work of industry leaders. The event honored this year’s award recipients: the Federal Home Loan Bank of New York, Bridge Rockaway, Ryan Chavez, and Dan Garodnick.

Bridge Rockaway and GMDC were recognized with the Impact for Community Investment Award for developing New York City’s first mixed-use building to combine light manufacturing and affordable and supportive housing within one structure.

“The applicants of the project are the Bridge, a non-profit offering supportive housing and services for individuals with behavioral health needs, and the Greenpoint Manufacturing Design Center, a real estate non-profit developer of multi-tenant manufacturing buildings. The two applicants aim to build a mixed-use building that contains both manufacturing and residential spaces.”

The development would span a neighboring, city-owned site to the north that the Economic Development Corporation is seeking to turn into a 1.5 million-square-foot mixed-use project, the sources said.
“The agency last year picked a team that includes developer TF Cornerstone and Greenpoint Manufacturing and Design Center to build light industrial [manufacturing space], office space, at least 1,000 new homes and a new school.”
