2021 Annual Report

GMDC Tenant Demographics

GMDC conducted its sixth tenant survey with the goal of generating a current statistical portrait of the tenants that occupy the six GMDC owned and managed buildings. The survey questions were designed to address pertinent topics such as type of production, business revenue, number and residential distribution of workers, and minority- and women-owned businesses. This year’s Tenant Survey Report received a 97% response rate.

Driving

From Midtown Tunnel

• You MUST be in the Right lane
• Stay to far right when going through toll
• Exiting toll, take immediate Right (unnamed road) to Borden Avenue
• Right on Borden Ave
• Right on Vernon Boulevard
• Bear Right on to Jackson Avenue
• Look for Right on to Pulaski Bridge
• Coming off Pulaski Bridge, take Right on Freeman Street to Manhattan Avenue
• Right on Manhattan Ave
• Take Manhattan Ave to end
• The large brick building is GMDC. For the GMDC Office, use the 1205 Manhattan Ave entrance, take the elevator to the 5th Floor, and follow the signs.

From Brooklyn and Williamsburg Bridges

• Take BQE to McGuinness Boulevard exit
• Bear Left onto McGuinness Blvd
• Follow McGuinness Blvd north
• Just before Pulaski Bridge, stay to Right (don’t go over bridge) and go straight on frontage road.
• Go all the way to end and bear left on Ash Street
• Follow one block to Manhattan Avenue
• The large brick building is GMDC. For the GMDC Office, use the 1205 Manhattan Ave entrance, take the elevator to the 5th Floor, and follow the signs.

From Queensboro Bridge, lower level:

• Queensboro Bridge becomes Queens Boulevard
• Stay straight to go onto Queens Plaza S.
• Turn slight right onto Jackson Avenue
• Bear Left onto 11th Street
• Follow over Pulaski Bridge
• Coming off Pulaski Bridge, take Right on Freeman Street to Manhattan Avenue
• Right on Manhattan Ave
• Take Manhattan Ave to end
• The large brick building is GMDC. For the GMDC Office, use the 1205 Manhattan Ave entrance, take the elevator to the 5th Floor, and follow the signs.

From Long Island Expressway

• Exit at Greenpoint Avenue
• Follow Greenpoint Ave straight to McGuinnes Boulevard
• Turn right on McGuinness Blvd
• Follow McGuinness Blvd to Java Street
• Make a left turn on Java St to Manhattan Avenue (1 block).
• Make a right on Manhattan Ave and go straight (North) to the dead end (approx. 10 blocks).
• The large brick building is GMDC. For the GMDC Office, use the 1205 Manhattan Ave entrance, take the elevator to the 5th Floor, and follow the signs.

Parking

Parking is available at two paid parking lots in close proximity to our building. The lots are located in two red brick high rise buildings with the addresses below:

One driveway serves both addresses, and the lot entrances are on your left and right as you pull into the driveway.

ONLINE RESERVATIONS

Subway

Directions by #7 Subway:

• Take #7 Train to Vernon Blvd / Jackson Ave (if you are coming from Manhattan, this stop is the one just past Grand Central – the first stop in Queens)
• Coming from Manhattan exit at the front of the train (from Queens, exit at the rear), go through a turnstile, take the left stairs past the turnstile and you will come out onto Jackson Ave facing the Citicorp tower
• Go one block on Jackson Ave towards Citicorp and take a right onto the Pulaski Bridge pedestrian walkway
• Walk over the bridge, crossing over the vehicle entrance to the Midtown Tunnel and the Newtown Creek. If you look to your right at about 2 o’clock you’ll see a large brick building with a tall smoke stack. That’s where you are going
• After crossing the Creek (but while you are still on the bridge) on your right you’ll see stairs leading down from the bridge
• Take the stairs down to street level, to Ash Street (Ash runs under the bridge and perpendicular to it)
• At the bottom of the stairs, take a left on Ash St.
• Walk one block and you’ll come to Manhattan Ave
• The large brick building is GMDC. For the GMDC Office, use the 1205 Manhattan Ave entrance, take the elevator to the 5th Floor, and follow the signs.
• Total walking time: 10-15 minutes

Directions by G Train:

• (n.b. From Manhattan the L Train connects with the G Train.)
• Take G Train to Greenpoint Avenue stop and walk North along Manhattan Avenue to GMDC building at end of the Avenue
• The large brick building is GMDC. For the GMDC Office, use the 1205 Manhattan Ave entrance, take the elevator to the 5th Floor, and follow the signs.
• Total walking time: 5-10 minutes.
