Construction Begins at Affordable Housing

Bridge Rockaway, an unusual kind of mixed-use affordable housing development is in the works in Brownsville, bringing 174 affordable apartments and nearly 40,0000 square feet of light manufacturing space to the neighborhood.

The $118 million project, part of Gov. Kathy Hochul’s plan for housing reform, will include 87 permanent supportive housing units for formerly and chronically homeless New Yorkers, and, when finished, is expected to create 35 new industrial jobs and 2o jobs in the residential portion of the building.

“We as New Yorkers, unfortunately, are too familiar with the crisis of street homelessness currently facing the city,” said Susan Wiviott, CEO of The Bridge, the social services organization that will manage the apartments. “It’s a very difficult situation right now for New York, and it’s actually a real tragedy for those people experiencing it.”

It may sound very dry, but the most exciting aspect of this building is that it would be a place for people to make stuff at affordable rents. We’ve looked for inspiration to the Greenpoint Manufacturing and Design Center, which is an interesting organization premised on this idea of providing below-market rent to people such as woodworkers, metal workers, and small light manufacturers that need this type of space.

Lloyd Center already has loading docks, where Macy’s and Nordstrom once took delivery of racks of clothes. But there’s more, as Steve Jobs used to say. You could turn the upper floors into housing for workers on those docks. There could be a BIPOC-owned food court. And a library branch. You could even add small manufacturing, the way a company called Greenpoint Manufacturing and Design Center is doing in New York City.

NYCEDC and GMDC to Bring Modern Industrial Workspace to Ozone Park, Queens

“New York City Economic Development Corporation (NYCEDC) today announced the selection of Greenpoint Manufacturing and Design Center (GMDC), a nonprofit developer of industrial space in New York City, as the first awardee of the City’s Industrial Developer Fund (IDF). With the support of the IDF, GMDC will develop 90,000 sq. ft. of industrial space in Ozone Park, Queens, with capacity for 24 businesses and 80 living wage jobs.”
